As a tenant I know it can be daunting renting a property so at Colonia we try to make this move as smooth as possible by advising you of all the facts at the beginning of the tenancy and are here to advise you if there is anything you need. Here is some general information which may help you:

A member of our team will meet with you to discuss your requirements in depth. Once we have matched a property to meet your needs, we will accompany you to view the property and establish its suitability.

Once you have viewed a property which you are happy suits your requirements and wish to proceed with Tenancy, you will be required to complete an application form for referencing purposes. We can help you complete this form if you require. Please note that in certain circumstances a guarantor may be required, we will advise you if this will be applicable. Please note that properties are taken as seen. If you require anything in addition, your request MUST be put in writing to Colonia. You will receive a written reply to your request as quickly as possible. If you do not receive a reply before you move in, you accept that your request may be denied and no liability will be accepted by Colonia for requests which are denied by the landlord.

Prior to moving into a property, you will be required to sign a tenancy agreement. This is a legal document and is binding on both tenant and landlord. The landlord cannot ask for repossession before the end of the Agreement, except where there has been a breach in the terms of the Agreement, for example non-payment of rent. Likewise, the tenant is responsible for the rent for all the Agreement period. Please remember that you need to give at least one month’s notice if you wish to leave at the end of the fixed term. Notice must be seen in writing before a rent due day and it becomes effective on the next rent day. This also applies where the tenancy is continuing on a month-by-month ‘Statutory Periodic’ basis. If you need to leave on a day other than your rent day, it will normally be possible to agree an extension to the required date, with the rent calculated on a daily, pro-rata basis, provided the correct month’s notice has been given before the relevant day.

There are two ways of continuing your tenancy once the fixed term has come to an end:

– A new fixed term can be agreed which will be documented in a new Tenancy Agreeement. This will give you security of tenure during the term.
– A month by month extension of the initial or any subsequent agreement can be agreed. This option may require a higher rent that for a new fixed term. These are called ‘Statutory Periodic’ agreements. Both landlord and tenant can end these agreements at any time by serving the appropriate notice which can only take effect on the next/ rent day. The tenant must give one months notice; the landlord must give two months notice .
